August 2017 Client Letter
Your Home Team Brokers sent out real estate prospecting letters aimed at advertising to existing and potential users. These client letters would highlight the relationships the couple had, both with their clients and with their family. This personal, relatable touch was vital to Your Home Team Brokers’ branding and content strategy.
My partner and I collaborated with Your Home Team Brokers on these user communications. We would either receive a draft of a proposed client letter or would be given the broad strokes of their intended goals. We would then either edit and optimize the copy or create new content based on our clients’ directions.
Here is an example of the process:

As you get ready to place your home for sale on the Real Estate market, spend some time examining the Inside & Outside of your home. Inspect the inside walls, ceilings, floors, stairs, windows, doors, locks, plumbing, electrical outlets, wiring & box. Pay special attention to your basement & crawl space. If you find cracks in your basement walls or any signs of flooding or mold, remember, these issues make Buyers crazy! Signs of flooding will send them running to other homes for sale in your neighborhood! Also, look under the carpeting in your home. Do you find hardwood or plywood? If you find Hardwood, no matter what the condition, pull the carpeting up & let your Buyers see the Hardwood. It may not take much to shine the old Hardwood & we all know how much Buyers LOVE Hardwood!
Make sure you examine the OUTSIDE of your property also. Look at your roof, sidewalks, driveway, garage, chimneys, fences, doors, windows, lawn & siding. A garage door that does not work properly or windows that won’t open easily will show up on the Buyer’s Property Inspection Report. More than likely, you will have to agree to repair, replace or offer a credit to compensate the Buyer before you can move forward toward Closing on your property. Maybe those windows only need some lubricant & a little paint on that garage door will make it look new again! Don't wait until these items show up on your Buyer's Inspection!
Preparation before you place your property on the Real Estate Market will pay off big time, save you money & make Buyers want YOUR home rather than your neighbors'.

Are you getting ready to sell your home? Paying special attention to what buyers will focus on can really help prepare your home for the market!
First, let’s start on the inside. It’s smart to take an inventory of everything you can think of: stairs, doors, plumbing, electrical outlets. But be sure to focus on any cracks or stains in your walls and ceilings. Cracks and signs of mold or flooding can really drive off buyers, and you would be smart to address those before you show your house.
Another place to focus on are your floors. If you have carpeting, take a look underneath. Do you find hardwood or plywood? If it’s hardwood, don’t wait—no matter what the condition, pull that carpet up! Buyers LOVE hardwood, and it may not take much to shine it up and make it look like new!
Next, let’s focus on the outside of your home. We’re talking about the roof, siding, sidewalks, driveway, and fencing. Again, pay special attention to what buyers are likely to focus on: windows and the garage door. If you find issues with either, it might be that all they will need is a coat of paint and a few sprays of lubricant. It saves money and time to address problems before they show up in an inspection report!
Those are just a few steps to start with—as always, be sure to ask your Baird & Warner broker if you have any questions. Some simple preparation now can really pay off when it comes time to sell!
Sincerely,
Bonnie Malling and Gordon Smith
